Seeking to replace your current janitorial company?

Consider all your options.

First above all consider your needs and budget. Lets say your facility is a medical related office, you would consider daily cleaning and disinfecting above all. If your facility is an office space with less than ten people you might consider weekly service. Now that you defined your scheduling needs, check if you need any ongoing floor maintenance services such as floor buffing or carpet cleaning if the traffic to your office demands it.

Before calling janitorial service companies to bid for your business, check if you can save money by allocating some chores to your staff such as picking up chairs and toys if it is a daycare or having each employee dispose of the recycling at the end of the week. Consider that every janitorial service company will bid based on the time estimated to service your office, that said it would be in your best interest to have each employee pitch in to keep an organized office by keeping up their own space. Simple things such as having each employee take home their lunch boxes or leftovers from the fringe at the end of the week or having them get all their belongings into their lockers will save the crew time and you money.

Verify your company’s insurance coverage requirements or ppe or licensing from the cleaning company. At this point start researching companies to get janitorial service quotes from. Check the reviews of each company, the services they provide and the type of customers they service. Every service vendor is different, some will provide services to commercial, residential and industrial facilities. Ask each vendor if they work on a month to month basis, if they have employees, subcontractors or franchisees. This last point is important because choosing a company that utilizes third parties to provide their services will only dilute the value of your money since they will take out a percentage of the amount you pay for your service to cover their assignment fees/commissions to the end service provider.

Once you identified at least 3 companies that fit your needs, invite them all at the same time to walk your facility and assess your project. You want to do it this way to make sure all companies are bidding on the same service. At this point you will wait for janitorial service proposals and compare which one fits you best.

To conclude, make sure to read  the written proposal entirely. You will find the most value on a local independent company.
